Our experience of buying a condo with Loic Pritchett
As a member of the Brazilian Parliament and co-chair of the Brazil-United States Parlamentarian group I very often have come to DC. On top of that, our two children will come soon to DC in order tu pursue their pos-graduate studies. So I and my wife Patrícia have decided to buy an appartment in this city which we came to love since our daughter Tatiana lived here in 2008. We also thought that perhaps the economic crisis would help with the house prices. Then we contacted Mr. Pritchett after good comments on his job and reliance made by a friend of mine, a professor of law here in the US.
Our expectations were more than met by the job done by Mr. Pritchett. Together, we spent almost one year looking for the best choice. Every time I came to DC on work or on vacations we made incursions in the market. We visited many, many apartments whose precise number I cannot recall. One can just imagine how the task of deciding which is the best option for a house tend to beocome even harder for a foreigner…But Mr. Pritchett put no restrictions on our natural impulse to ever look for better options. What drew our attention was his patience and honesty of pointing out what he perceveid to be shortcomings or defects in several units we visited. He never tried to persuade us nor he displayed any signs of impatience. So the final choice for a condo in Georgetown park suited very well our expectations. We have stayed here the two months when the Brazilian Congress is in recess. And everyday we realize that the choice we have made with the decisive help of Mr. Pritechett was the one we were looking for since the beginning of our adventure. He worked very hard even to facilitate the complicate procedures of sending the needed cash from abroad and concluding the conctract while the purchaser was in another continent. If you are looking for a home in the DC metro area, or have a house that you are hoping to sell, my only piece of advice is this: Hire Loic Pritchett immediately. I have had the good fortune to work with other members of the Simunek-Pritchett team (all of them, in fact), during three previous real estate transactions in much better markets. I was delighted with their service during the earlier “go-go” years when properties were moving quickly, but frankly, I was steeling myself for this process to be long and protracted and generally much less pleasant than in prior years. To further complicate matters, I was looking to sell a property that had been used as a rental home for the last six years in what turned out to be the worst month for existing U.S. home sales in the past fifteen years. The fact that the house needed some cosmetic work to get it ready for sale and that I live out of state were additional challenges. I shouldn’t have worried. Throughout every step of the process – prepping the house for listing, doing the pricing research, and marketing the property, to name but a few, Loic was prepared, professional and timely. Thanks to his spot-on recommendations, we had a contract on my home within 24 hours of putting it on the market and for a substantial amount above the asking price. Now to be sure, part of that was luck, but I truly believe that Loic was instrumental in making that luck due to his study and understanding of current market conditions. He knew that I was a motivated seller and that my priority was to move the property as quickly as possible. The fact that we accomplished that, and without sacrificing my investment capital, is more illustrative of his value added than any recommendation I could write. I’ve been *thinking about buying* and watching the market for years. i’d met with realtors, but never really clicked or felt like they were listening to me and really looking out for my best interests. loic spent a lot of time explaining the market to me, asking questions about my priorities, listening to me, going out to see places with me so that he could get a feel for what i wanted. he never rushed me and never tried to persuade me. after he understood what i was looking for, he would preview places for me and save me time by eliminating places that he knew would not be a match. we worked together for months, and i never once felt an ounce of frustration or pressure from loic. he is very easy-going. he also has a great sense of the market and home values. he grew up in DC in a realty family, so his experience is deep. he can tell you which places are noisy and which are well-built. he wants you to be truly happy, otherwise he doesn’t feel like he’s done a good job… and he has pride in his work. i cannot say enough good things about my experience working with loic. he made the process so easy for me, and he made sure i was going to be happy with my decision. now, i walk into my condo every day and think, “wow, i can’t believe i own this place!” that’s a great feeling.

When we began to look at real estate, we decided that a condominium purchase somewhere in the District would best meet our needs as “empty nesters.” We attended many open houses in several neighborhoods, viewing at least a dozen different developments. Loic Pritchett is the most thorough, proactive real estate agent we have ever worked with. We worked with him to buy an apartment adjacent to a unit we already owned. The new unit, though, was not on the market, which meant Loic had to cold call the non-resident owners, convince them to sell, negotiate a sales price and complete the transaction at a distance and without the benefit of knowing that they even wanted to sell. Despite these negotiating disadvantages, we came away with a price fair to us and the seller that was on the low range of comparable units in the area. Loic was our trusted agent throughout the entire process, operating independently and with our best interests in mind in contacts with the seller, service providers (like appraisers, architects, engineers, contractors, inspectors), settlement company and loan provider. His insights with cumbersome new financial regulations to complete the loan processing were helpful. Loic Pritchett’s guidance made purchasing my first home an enjoyable and successful experience. I was not in a hurry to buy; I wanted to find the right place, not just any place.
