Town Homes on 12th Street and 12th Place Next to U Street do Remarkably Well
This little pocket of U Street in Washington DC can attract some of the pickiest buyers. These 2-3 bedroom town homes are on 12th Street and 12th Place in between Florida Ave., and W Street. The homes for the most part offer a good amount of space and are only a few blocks from the U Street corridor and just south of Columbia Height’s stores and restaurants. People rave about the cute, charming homes and atmosphere of the neighborhood.
On average the 2 bedroom homes sell below $600,000. These homes typically have off-street parking and backyards. In 2008 the average days on market was 27 days. Several received multiple offers and went under-contract in just a few days. 6 homes sold this past year at an average price of $565,000. There was one 3 bedroom sale. Currently on the market you’ll find a 3 bedroom priced at $629,000 and a 2 bedroom for sale at $499,000. It’s tough to find an updated town home in the downtown area for under $600,000 but if you keep a close eye on U Street properties you could be pleasantly impressed with the inventory.
